                          Plainfield Board Approves New Thousand Oaks Project

The Thousand Oaks development received a green light for its Veranda project located on Grand River Drive about a mile east of the East Beltline. The Board approved adding a membership-based recreational facility with two outdoor swimming pools and a fitness club along with 10 detached condominium units. This project was originally sent back to the Planning Commission in June as residents expressed concerns regarding traffic and appropriate land use to the Board. The developer made changes to address those concerns and to significantly reduce traffic, resulting in full Board approval.

Plainfield Board Returns Thousand Oaks Project to Planning Commission

In a unanimous vote, the Plainfield Township Board returned a proposed change to Thousand Oaks residential development for further review.

The developer, Watermark Group LLC, had requested to add two pools, a fitness center and 10 condo units to its property at 4611 Grand River Drive NE, which was a change from the 25 condo units that had been approved in May 2017.

More than two-dozen residents attended Monday night’s public hearing at the Township Board meeting, with nearly a dozen sharing their concerns over traffic and appropriate usage with the Board. A few expressed support for the addition of outdoor pools and fitness center in exchange for building fewer condo units.

During its June 19 meeting, the Planning Commission had recommended the Township Board deny the project. Monday’s vote by the board sends the project, which has been revised three times in the past three years, back to Planning Commission for further discussion of new information provided by the developer.

New Development Plan

On a divided vote and with much reservation, the Township Board passed a site condominium plan for The Cove at Dean Lake, formally referred to as Sieber’s Cove located at 2693 Four Mile Road NE.

The developer modified its initial request, scaling back from 12 units to eight and eliminating the common area boardwalk and dock space for multiple boats. Instead, all units will have 50 feet of individual lake frontage each with their own dock.

While the Board was not excited about the revised plan, the proposal met all the requirements of the zoning ordinance; therefore, there was no legally defensible reason for denying the project.

The developer indicated construction for The Cove at Dean Lake would begin this summer.

G.L.N. Special

Great Lakes Now has produced a 30 minute special highlighting the PFOS / PFOA chemicals in the area and what Plainfield Township has done to clean up the water.  The special can be viewed here.  The Federal Superfund Site behind Maybeck Drive and the East Beltline was not included.  In the Spring of 2000, the State of Michigan ruled that the Remedial Action Plan to cleanup the waste site was unacceptable and incomplete.  An interesting article showing how PFOS may be leaching from that site into the Versluis Park well field can be found here.

Tru by Hilton Coming to Plainfield Township

At last week’s township board meeting (3-12-19), the Board approved a recommendation from the Planning Commission to allow for a new hotel on Dodge street next to the Comfort Suites.
